Seasonal Maintenance Checklist: Get Your Home Ready for Warmer Weather
As we move out of winter and into Texas and Louisiana’s warmer spring months, now is a great time to take care of a few simple home maintenance tasks. These small efforts can help prevent future issues and keep your home running smoothly through the changing seasons.
Here’s a quick checklist we recommend this time of year:
1. Test your A/C system.
Run your air conditioner before the heat fully sets in. Ensure you are keeping up with monthly filter changes, verify your AC drain pan is clear of debris, and check your thermostat's fan setting is on "auto". Reminder of the opportunity to sign up for an AC system service plan with our affiliated AC contractors.
2. Check caulking around windows and doors.
Cold weather and rain can cause caulk to shrink or crack. Reapplying where needed helps keep moisture and pests out.
3. Clean gutters and downspouts.
Remove leaves and debris to ensure water flows properly away from your home during spring rains.
4. Inspect exterior paint and woodwork.
Look for any peeling, fading, or exposed wood that may need touch-ups or sealing and reapply as needed.
5. Keep an eye out for pest activity.
With warmer weather, ants and termites can become more active. Check around the foundation and entry points. Inquire with your Termite Treatment company if needed. Your specific termite company is provided within the documents tab of your homeowner warranty portal.
Quick Reminder:
If you’re approaching your 10-12 month mark in your new home, you may be eligible for a one-time drywall and paint touch-up. This includes nail pops, small cracks, and trim separation. Simply make a warranty request for your "one year inspection" and your warranty superintendent will schedule with you directly.
