Tank and Tankless Water Heater Maintenance Tips


Proper maintenance of your water heater can extend its lifespan, improve efficiency, and save on energy costs. Whether you have a traditional tank water heater or a tankless model, here are some essential maintenance tips to keep your system running smoothly.

Tank Water Heater Maintenance Tips:

  1. Flush Annually:
    • Drain the tank once a year to remove sediment build-up, which can affect efficiency.
    • Simply attach a hose to the drain valve, run the water into a bucket (or outside), and let it drain until the water runs clear.
  2. Inspect the Anode Rod:
    • Check the sacrificial anode rod every 2-3 years. If it’s less than ½ inch thick or coated with calcium, it’s time for a replacement. For this task, it's recommended to hire a licensed plumber.
  3. Set the Temperature:
    • Keep the thermostat set to 120°F to prevent scalding and reduce energy consumption.
  4. Check the Pressure Relief Valve:
    • Test the TPR (Temperature Pressure Relief) valve by lifting the lever to ensure it releases water. If it doesn’t, replace it immediately.
  5. Insulate the Tank and Pipes:
    • Use a fiberglass blanket for the tank and foam sleeves for the pipes to maintain water temperature and reduce energy costs.
  6. Keep the Area Clear:
    • Ensure there is at least two feet of clearance around your water heater to allow for proper airflow and access.

Tankless Water Heater Maintenance Tips:

  1. Descale Every 6-12 Months:
    • Hard water can cause mineral buildup in your tankless water heater. Flush the system using white vinegar or a descaling solution through the service ports. These solutions can be purchased at Southern Pipe and Supply.
  2. Monitor Error Codes:
    • Keep the manual handy and promptly address any displayed error codes to avoid system issues.
  3. Insulate Pipes:
    • Insulate water pipes, especially if they are exposed to freezing temperatures, to prevent damage and ensure efficient operation.
  4. Annual Professional Inspection:
    • Have a professional inspect your tankless water heater annually to ensure the burners and other components are working at peak efficiency.
