Preparing for your new home consultation

Preparing for your first meeting with a building consultant can be exciting and a little daunting at the same time. If you have been dreaming and planning for your new home for years or just for a few months, there are a few important things you’ll need to know before getting started the planning process with your building consultant. 

Here are a few things that are important for your first appointment and can make sure the planning process goes smoothly and accurately. We call these items your “Property Documents” and they will eventually be required to move forward in the building process. The earlier your building consultant has these, the faster and more precise the process.

Property Plat (land survey) – This document shows the details of the property layout, dimensions, easements and more. You can find this document at your parish clerk of court’s office if you do not already have a copy at home.

Cash Sale or Act of Donation – Depending on how you obtained the property, you will either have a Cash Sale deed or Act of Donation showing a legal description of the property dimensions, bounds, etc.

Neighborhood Restrictions – If your property is located in a subdivision or community, you may have certain aspects that must be incorporated on your home. These will be detailed out in the restrictive covenants set out by your subdivision.

Aerial View of your Property – Just search on Google Maps and send us a screenshot to confirm the property location. Showing the nearest major highway on the aerial view also ensures we have the right property location when meeting out at your site.
