Q: Do you raise prices on the homes when a realtor is included?
A: No! Our prices remain consistent whether or not a realtor is attached to the home sale.
Q: Can realtors get rewards on a Build-On-Your-Lot (BOYL) home sold?
A: Yes! Realtors still earn the same rewards on our Custom – Build on Your Land homes.
Q: How do I notify Manuel Builders that I am involved in the sale of a home as the realtor?
A: To ensure Manuel Builders, the home buyer, and the realtor are all on the same page, the Guaranteed Commission Program Form needs to be signed by a representative of Manuel Builders, the realtor, the buyer, and the broker. You can find the form on the Manuel Builders website under “Realtor Information”.
Q: When do I get paid my commissions as a realtor?
A: Commissions are paid once the home is fully funded.
Q: When is a home fully funded?
A: For our community homes, this is when the home buyer closes on the home. For our custom homes, this is at the time of slab pour.
Q: How much is a commission on a Manuel Builders home?
A: The commission is dependent on when and how many Manuel Builders homes are sold in a year. The timeframe is from January 1 to December 31, and the amount of commission is based on how many homes are sold in the calendar year.
1st Manuel Builders Home: 2.5% Commission
2nd Manuel Builders Home: 2.5% Commission + $1,000
3rd Manuel Builders Home: 3.5% Commission

Q: What happens after I sell 3 Manuel Builders homes within a calendar year?
A: After the 3rd home is sold, you will receive the 3.5% commission on each one sold until the end of the calendar year.
Q: What happens if I sell one development home and one build-on-your-lot home?
A: That will count as two homes sold! Each Manuel Builders home sold (fully funded), whether it is a development home or a BOYL home, counts towards the total number of homes sold per year.
Q: How do I count my “sales” for the year?
A: Each time you are paid (once the home is fully funded), this counts as a sale for the year, and the number you should track as your quantity for the year.
Q: Where do I track my sales for the year?
A: When you sell a Manuel Builders home, you must fill out the "Realtor Rewards Information Form" to provide information on the homes sold throughout the year. This form is linked here.
Q: If I help sell a home in December 2023, but it is fully funded (closing date or slab pour date) in 2024, does this home count as a sale for 2023 or 2024?
A: This home will count towards your quantity of homes for 2024 because this is when the home was fully funded and when the realtor was paid.
