The Importance of a Solid Foundation

The foundation is the cornerstone of any construction project, ensuring the stability and durability of the structure. At Manuel Builders, we take pride in going above and beyond to ensure that every home we build rests on a solid foundation. This commitment to excellence begins with a thorough site evaluation process, which is critical before starting any construction. We recently had the chance to hear from Sam Maldonado, our Texas superintendent, on the significance of a strong foundation. Here's a quick summary of what he shared! 

A strong foundation is essential for the longevity and safety of a home. It supports the entire structure, preventing issues such as settling or shifting that can lead to costly repairs down the line. To achieve this, we rely on detailed geotechnical investigations to inform our foundation design.


The Site Evaluation Process

Our process begins with a visit from a team of engineers who conduct a Stamped Geotechnical Investigation Report, commonly known as a "GEO TEST." This report provides vital information about the soil specific to the property, allowing our foundation engineers to design a foundation that meets the highest quality standards for each Manuel Builders home.


Key Components of the GEO TEST

Soil Analysis: The GEO TEST reveals the type of soil present on the site, which is crucial for determining the appropriate foundation design. Different soil types require different approaches to ensure stability and support.


Footing Specifications: Based on the soil analysis, the report specifies the width and depth of the footings for the home, as well as their placement. This ensures that the foundation can evenly distribute the load of the structure.


Slab Height Dimensions: The report provides exact dimensions for the height of the slab, which must meet inspection standards. This is essential for achieving a level and stable foundation.


Post-Tension Cables: The GEO TEST also determines the number and placement of post-tension cables, which are used to reinforce the foundation. These cables are laid out in two directions (North-South and East-West) and must be tensioned to specific pressures, typically ranging from 28,000 to 31,000 PSI. This tensioning process strengthens the concrete and ensures a solid foundation.


Pouring and Curing the Concrete

Pouring the concrete early in the morning, typically between 4-5 AM, helps mitigate the effects of sun and heat, allowing the concrete to dry and cure more effectively. It's essential to use a vapor barrier to manage moisture levels between the soil and the concrete slab, preventing potential conflicts that could compromise the foundation.


Concrete takes a full 28 days to cure completely. Around days 10 to 15, the post-tension company (not the trade) returns to stretch the cables to the proper PSI, cut them, and patch the areas, resulting in a smooth finish around the slab.
